I am a senior Finance student at Georgia State University working toward a bachelor’s degree. I have limited formal work experience and my current goal is to test different finance roles to learn what they actually involve. Overview

The externship produced financial analyses and valuation work for a 150-unit property in Duluth, MN. The work consolidated Excel-based data preparation, revenue and expense schedules, multi-year cash flows, and DCF and cap-rate valuation techniques. Deliverables included model workbooks and PDF reports and dashboards showing rents, expenses, NOI, cash flows, and sensitivity outputs.

I delivered a complete set of financial artifacts for a 150-unit Duluth property, including an Excel workbook with revenue and expense models reporting gross rent $2,406,629, expenses $962,652, NOI $1,264,720, multi-year cash flows and a DCF valuation, plus PDF dashboards and an investment report.
